fire door inspection

Thorough inspections of existing fire doors to ensure they meet legal requirements and function correctly in the event of a fire.

Keeping Fire Doors Compliant, Functional, and Life-Saving

Fire doors are one of the most critical safety features in any building — but only when they’re working properly. At RTJ of Sussex, we provide thorough, fully documented fire door inspections to ensure your fire doors meet legal requirements and perform exactly as they should in the event of a fire.

Whether you manage an office, care home, apartment block or school, we’ll make sure your fire doors are safe, compliant, and up to standard — without the jargon or disruption.

What We Check During an Inspection

Our qualified engineers inspect every part of the door and frame to ensure it meets current regulations. A typical fire door inspection includes:

Door leaf condition and integrity

Intumescent seals and smoke seals

Door closers and their functionality

Hinges, latches, and hardware compliance

Frame condition and fitting

Gaps, alignment, and ease of operation

Signage and installation standards

Certification and labeling checks

Are Fire Door Inspections a Legal Requirement?

Yes — under the Regulatory Reform (Fire Safety) Order 2005, and more recently the Fire Safety (England) Regulations 2022, the person responsible for a building must ensure fire doors are checked and maintained regularly.

As of 2025, the following applies:

  • Quarterly checks are required on all fire doors in communal areas of multi-occupied residential buildings over 11m in height.
  • Annual inspections are required for flat entrance doors in the same buildings.
  • All fire doors should be regularly checked and maintained, regardless of building type, to ensure safety and legal compliance.

Who Needs a Fire Door Inspection?

Apartment blocks and HMOs

Schools and nurseries

Care homes and supported living

Offices and workplaces

Hotels and hospitality venues

Warehouses and commercial units
