Are Fire Door Inspections a Legal Requirement?
Yes — under the Regulatory Reform (Fire Safety) Order 2005, and more recently the Fire Safety (England) Regulations 2022, the person responsible for a building must ensure fire doors are checked and maintained regularly.
As of 2025, the following applies:
- Quarterly checks are required on all fire doors in communal areas of multi-occupied residential buildings over 11m in height.
- Annual inspections are required for flat entrance doors in the same buildings.
- All fire doors should be regularly checked and maintained, regardless of building type, to ensure safety and legal compliance.
